【做 Mortgage麻煩但很有用】
做Mortgage雖然麻煩的,都有特別既好處既。因為有銀行幫手在成交前把關,如果間屋Check 到有的咩野大鑊野或要整,你仲可以Pull out或者同Seller 討價還價。(當然,Home Buyer Survey 都會check到好多野,但有銀行個報告就大聲的)
牛姐現在買緊一間屋,正正因為做左按揭,免左蝕一大舊錢。
明知個Seller 係低價買入翻新後Flip的,我唔介意俾的溢價去買。之前買的要執既屋BTL,其實都要裝修錢、心力同時間。今次揀呢間靚靚翻新屋 (全屋油過、新地氈、新Boiler、全新舖電線、新廚房、新爐頭、雪櫃、新浴室,有晒Gas Cert, EICR, EPC) 。應該真係冇咩野要搞, 一成交就即出租啦。
點知,銀行Valuator 出估價報告發現全屋濕氣奇高,一定要我再做一個全面既Timber & Damp Report,然後執好晒Report 中發現既問題先肯借錢。

A full timber and damp report should be commissioned from a fully qualified professional company to cover all external walls and solid floors. Any recommeded works should be carried out and a guarantee to cover any works obtained. “
其實好多好似好靚既屋,都要小心係化左妝,牆身好靚但內裏係又爛又濕。
我就拎住呢個銀行報告,同個Seller 拗數,要佢出錢同負責執返好晒我先繼續買。佢都好醒水知自己衰,立即派人去檢查同執翻所有問題,最後仲俾埋一個10年保養我向銀行交差。
唔好睇少Damp既問題,大家睇下的裝修圖,要整Damp,先要全部鋪好防護,起地氈,剷晒牆身,整走牆磚裏舊既Damp proof,重新注入過,跟住又要等乾,等工程師來再檢查;合格了,要還原返, 再re-plastering,,舖翻個地下。
如果冇銀行一齊迫,業主未必會咁樣執翻俾你,咁就係收樓後自己承擔翻所有成本同時間了。
